  1. Always order your appraisals on the Internet. With online ordering, you automatically receive e-mail acknowledgements that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to manually enter information from a fax, and you don't have to wonder whether we received the request.

  2. Make sure that the subject property data is accurate and complete. There's nothing like being one number off on the street address to unnecessarily delay an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

  4. Be sure to let us know about the unique details of this property. Cookie-cutter homes are relatively easy to appraise. Most of an appraiser's time is spent analyzing how differing characteristics add to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique details of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, and it's susceptible to flooding. While these are things that we'll find out on our own, knowing them early on makes your report arrive more quickly.

  5. Did you make the homeowner of the home aware of what to expect? Confirming an inspection time and date with the homeowner can be one of the most inefficient tasks in the appraisal process. We understand that a homeowner may be uneasy with a stranger inspecting every corner of their home, taking photos, and making copious notes. With the belief that it will increase the value, many homeowners believe they should make the place spotless before the appraiser comes by and will choose to not schedule the appraisal inspection until they can get around to cleaning.
